Property Services

  • Provide support for general maintenance with sub-contractors and vendors.
  • Work with public utilities and help in facilitating access for utilities property installment and maintenance.
  • Provide consultation and experience with issues concerning real property maintenance, renovations and repair on major projects involving subdivision
  • Assist in monitoring performance of contractors and vendors in regards to progress and completion.

Administration Services

  • Attend owners’ annual meeting and/or regularly scheduled BOD meetings as required for assistance.
  • Support for insurance acquisition and renewals.
  • Support arranging financing of large capital expenditures which exceed reserves as an alternative to special assessments.
Financial Management Services
  • Support preparation of all association documents, i.e. annual operating and capital budgets and tracking performance against budget in monthly financial reports.
  • Accumulation and deposit of condominium / homeowners fees and special assessments as required.
  • Timing payment of operating expenses for utilities, cleaning, maintenance and other routine items.
  • Payment of capital expenditures for projects such as replacements, additions and major repairs.
  • Manage and reconcile bank and investment accounts for operating funds and reserves.
